Pros: quiet, nice apartments, well taken care of. Good amenities. Cons: Make sure you know of the cable options - there's only one and it's Dish service through the Vinings. They do not have HD equipment either. They do not maintain the equipment well so expect frequent outages. Cope rate gave no response to a friendly letter requesting an HD option. Moving out is a nightmare. Adding a only a few months to your lease after fulfilling a year-long lease is either impossible (3 months minimum), or subject to $200/month surcharge (for 3-5mo lease with 60-day move-out notice). One day I overhearing the property manager telling a renter say she couldn't call her co-workers (including boss) at corporate because they are too busy to take calls. This was in regards to a dispute regarding 4-digits that had taken months to resolve. OUR MOVE-OUT STORY: Before moving out, we set up an appointment for the final walk through. They were a no-show. They obviously forgot about it and rushed to find a maintenance person to walk through with us. He said it looks good - as we expected. We even spent time cleaning the apartment even though they advertised a no-cleaning move-out process since they collected a $100-200 cleaning fee when we moved in (my apologies but I can't remembering the exact cost). Two months later a bill arrives stating we owed for "repairs." They mailed the bill to our Vining's apartment address despite providing our forwarding address twice (and I think they would've known we didn't live there anymore). I've lived in a few apartments, and The Vinings was the best in apartment quality, but far worst in management - particularly since their mistakes cost me money. My ratings mostly were high for this place, but management and/or policies are so bad I must say RENTERS BEWARE! UPDATE: We did challenge the "repairs." One repair was waived after they realized they were looking at the WRONG move-in sheet. The others they did not. Their excuse for charging for repairs after our walk through was the guy that did it didn't have any authority (would've been nice to of told us and offer to reschedule). One of the charges was a cleaning fee - on top of the unusual cleaning fee they collected upon moving in. I made a formal complaint - dispute was categorized 'unresolved' meaning they felt the vinings did not take appropriate steps to try and resolve my complaint. The response I saw from the vinings was confusing as it refereed to incorrect totals and incorrect items. I encourage persons considering living at any Occidental Development property to visit the BBB and look at the vinings profile and Occidental Development's profile (it's best to search by phone numbers 8047430777 and 3172973060). |
