Apartment Review for Genesis Properties - Richmond, VA

I've lived in my apartment for over 5 years now. I love it. I love how I've decorated it, I love the wood floors, I love the roof access that I pay for. Genesis itself blows my mind with their incompetence and lack of any intelligent planning and thought. One member of the office staff is super friendly and tries her hardest to absorb the anger of the tenants. The property manager will never return your calls or emails, don't even bother...nor will she meet with you in person. The maintenance staff is working diligently on making things better, which is greatly appreciated. Genesis will notify you less than 24 hours before they enter your apartment for maintenance. They will also make ridiculous demands of you (threatening fines) and then fall through completely on their end. They will send you hand-written notices that do not apply to you-they are too lazy to look at your lease and see if your apartment or situation is even applicable. They recently changed the whole building to pass-card entrance only without informing the fire or police. There is no guarantee we will get our mail at all. When I called, the woman I spoke with told me that if there really was an emergency, that tenants would be leaving the building and the fire department would get in that way. She was incredibly rude on the phone and acted as if I was a half-wit for asking her whether or not the mailman would be able to enter without a passcard and no key code. The genesis staff is incompetent and makes rash decisions affecting their tenants with no prior thought or consideration. They are rude on the phone or won't even bother to return your call. If I had known what Genesis would turn into over the course of my stay with them, I'd have definitely gone elsewhere. Several other properties in the city pulled their contracts with Genesis as a property manager, and now I can why.
